By assigning time parameters and scheduling data to the elements of a building (4D BIM), a visual and detailed simulation of project implementation is created at an early stage of the project.
4D is hugely beneficial in terms of planning work safely, logically, and efficiently sequenced. This creates a construction management process in which the project team is always at least one step ahead – to avoid planning mistakes and prepare for potential risks in advance.
In this video, you’ll see visualizations that show how project (VERDE office building complex) will develop sequentially and how the building structure and field will (or should) look at each step of the process.
VERDE office building complex
Modern office complex with green concept VERDE (61400 m2) in RIGA’s Skanste district is designed by award-winning Latvian architects Andris Kronbergs with Arhis Architects. The construction is scheduled for completion in 2022 and will provide more than 2000 workplaces.
The project has been designed following scientific studies on office wellness and has been granted a BREEAM Excellent certificate, which focuses on the entire lifecycle of the building, with particular attention to employee wellbeing. The complex is being built in compliance with BREEAM construction and environmental protection requirements.
VERDE also has Energy level class A, nZEB (nearly zero energy building), best-in-class heating and ventilation, innovative utility systems, smart lighting, intelligent energy control, and other sustainable solutions.
BIM objectives
Baltic BIM Management’s objectives for this project were:
- To develop a BIM strategy for the construction and operational phases.
- Develop 4D BIM sequencing and processes to manage construction statuses.
- Develop BEP (BIM Execution Plan ) to ensure customer receive building digital twin to be used for operational phase.
- Execute BIM Strategy, by collecting, and managing CDE information flow of field data and updating both 4D statuses and As-build documentation.
