Key reasons for using BIM
2021 May 1Successful BIM project implementation
2022 August 25‘As-Built’ model
BIM provides relevant information not only during the design and construction phase, but also throughout the entire life cycle of the building.
‘As-Built’ model represents a building as it was built and consist of documentation, graphical and non-graphical information such as manuals, warranties ect. All important project data (embedded in a 3D model) is handed over to the client and is easily accessible after the project is completed, providing great value. Building owners can have accurate ‘As-Built’ drawings and models for facility management or asset tracking in the operational phase.
In this video, you will see ‘As-Built’ model of Moxy hotel in Kaunas and how easy it is to access not only parametric element information, but also constructive execution documentation, 2D documents, technical documentation, drawings, plans, warranties, user manuals and specifications.
Moxy Hotel in Kaunas
The six-story, 5,800-square-meter Moxy Hotel in Kaunas with 175 guest rooms and an underground car park replaced the former shopping center and is the first Moxy brand hotel in the Baltic countries. Opened in 2020, the three-star Moxy Hotel is one of the largest hotels in Kaunas and is part of the hotel network Marriott International.
The hotel was designed by the architectural studio ‘G. Natkevičius ir partneriai’ and the construction was carried out by ‘Mitnija’. Unique architectural solutions were technologically quite complex. Part of the building from the second floor looks like it is floating in the air because the structure protrudes from the building. The curved sidewalls recall the architectural heritage of Kaunas. To achieve this shape special formwork was used.
BIM objectives
The goals of Baltic BIM Management was:
- To ensure the quality of the models (in the design phase)
- To provide BIM management and coordination services
- To create information for the operation and asset management of the building.
